Hamilton House is an eight storey office block, including five shop units at ground level, located in Hemel Hempstead. Neighbouring buildings are attached at the shop levels on the south side, leaving most of the external walls exposed. The building is believed to have been constructed in 1972 with concrete floors and walls of cavity construction comprising external brickwork and lightweight concrete block on the inside. The front and rear walls have a high degree of external glazing comprising single glazed aluminium framed sliding windows. At some time during the building’s history it has been modernised when the front windows had secondary glazing installed. A number of individual offices have been created by tenant organisations using lightweight stud partitions.

In December 2008 JSH Energy Solutions conducted a Survey of the building and produced Recommendation Reports and Energy Performance Certificates for the 6 individually let areas.
The Reports included Recommendations with a short payback period of less than 3 years, a medium payback period of between 3 and 7 years and a long payback period of more than 7 years. The Recommendations were provided as an indication of the opportunities that appear to exist to improve the building’s energy efficiency.
